Which Tampa neighborhoods do you remodel kitchens in?

We work with homeowners across Tampa, including South Tampa, Hyde Park, Davis Islands, Seminole Heights, Westchase and New Tampa. Bungalows from the 1910s and 1920s often have small kitchens at the back of the house, Davis Islands mixes 1920s Mediterranean Revival and mid-century homes, and Westchase and New Tampa homes from the 1990s and 2000s mostly need finish upgrades.

What should I expect when remodeling a kitchen in a Tampa bungalow?

Accepted Answer

Older bungalows in Hyde Park and Seminole Heights can have knob-and-tube or ungrounded wiring, galvanized water lines, cast iron drains and raised wood floors that are no longer level. Many kitchen layouts also absorb an old back porch or pantry, so expect the plan to address structure and systems as well as cabinets and counters.

Do I need historic approval to remodel a kitchen in Hyde Park or Seminole Heights?

Accepted Answer

Interior work generally does not go through historic review. Exterior changes visible from the street, such as new windows, doors or additions, do require review by the City of Tampa's historic preservation boards. Building permits in Tampa come from the City of Tampa, not Hillsborough County.

Yes. Much of Davis Islands and the low-lying areas of South Tampa near Bayshore are in FEMA flood zones, and the City of Tampa applies the 50 percent rule: if improvements reach half of the structure's market value, the home may have to meet current flood standards. Large kitchen remodels in older homes should be checked against that threshold early.

The association usually has to approve the work and sets rules for hours, elevator use and debris removal. Plumbing stacks fix where the sink can go, and many buildings require sound-rated underlayment beneath hard flooring to protect the unit below.
