Questions & Answers

Kitchen Remodeling in Palmetto — FAQs

Palmetto has some of the oldest homes in our service area, from early 1900s frame houses and mid-century block homes near downtown and Riverside Drive to waterfront homes on the Manatee River and Terra Ceia Bay, plus newer subdivisions to the north and east. Older kitchens are usually small and enclosed, so many projects rework the layout.

Many older homes sit on raised wood floors instead of a slab. That makes moving plumbing easier, but the floor may need leveling or stiffening before tile or stone goes in, and it is common to find old termite damage or ungrounded wiring once the walls are open.

If the home is in a FEMA flood zone, yes. The City of Palmetto and Manatee County compare the cost of improvements with the structure's market value, and at 50 percent the house may need to meet current flood rules. Older riverfront homes with modest building values reach that line sooner, so check it before setting the scope.

Palmetto is an incorporated city, so homes inside city limits get permits from the City of Palmetto, while homes in nearby unincorporated areas such as Terra Ceia and Memphis go through Manatee County Building and Development Services.

Yes. Inset or shaker-style cabinets, painted finishes, subway or handmade-look tile, a farmhouse sink and warm brass or nickel hardware fit older homes, while quartz counters and LED lighting add modern function without looking out of place.
