Questions & Answers

Kitchen Remodeling in Ruskin — FAQs

Ruskin is our home base, and we work out of 455 N. US Highway 41, a few minutes from most of town. Kitchens here range from 1960s and 1970s concrete block homes near the old town center to newer houses in Hawks Point, Belmont, Spencer Creek and Shell Cove, where owners mostly want builder-grade cabinets, laminate counters and basic lighting replaced.

It can. Parts of Ruskin near Shell Point, Bahia Beach and the Little Manatee River fall in FEMA flood zones. There, Hillsborough County compares the cost of the work with the market value of the structure, and once it reaches 50 percent the whole house may have to meet current flood rules, including elevation. Check your flood zone and the property appraiser's building value before the scope is final.

In homes built before the mid-1970s it is common to find cast iron drain lines that have started to corrode, and kitchens running on too few circuits for a dishwasher, microwave and modern refrigerator at once. With the walls open, replacing the drain and adding dedicated appliance circuits costs far less than doing it later, so it is worth setting money aside for both.

Quartz and granite are both reliable here. Quartz is non-porous and never needs sealing, so coffee, citrus and a humid South Shore summer do not bother it. Granite tolerates hot pans better and offers natural variation, but it should be resealed every year or two. Dolomite and marble are options for a softer, natural look.

Ruskin is not an incorporated city, so permits come from Hillsborough County Development Services. Replacing cabinets and counters in the same layout often needs no permit, but relocating a sink, adding circuits or removing a wall generally does, and the county inspects permitted work before the walls are closed.

Call (813) 791-9890 or send a message from the contact page. Since we are based on US-41 in Ruskin, an in-home consultation is a short trip, and Dave can measure the kitchen and talk through what you want to change in one visit.
